LCM’s Design and Build Services
In the Design-Build contract, the construction team is also the designer. LCM is responsible for taking the owner’s concept through a detailed design, and on to completion of construction; no finger pointing takes place between the design and construction teams. Two main advantages to the owner exist in this relationship. The design is assured of constructability and economy without compromising function, and a tight schedule can be kept, because the same hand is on the tiller and also on the throttle during both design and building phases.
LCM’s Construction Management and General Contracting; “CM/GC” Services
LCM also engages in relationships with owners that want to take a “hands on” approach to the design process, using their own design team and leaving the management of the construction processes to LCM. As a CM/GC, LCM concentrates on project planning, cost and time management, quality control and contract administration. When the CM is also the builder, the owner can realize a savings over a typical “lowest bidder” situation. The weakness can be that the CM/GC may be the entity most aware of savings that might be made in the design process, but is not in control of design.
